What do your vacation rentals have in them?

What do I do to rent from A.G. Davi?
We need a check, or credit card, for 50% of the rental fee to reserve the unit. You will then need to send the balance 60 days prior to your rental. Send an email and we will send you a simple rental agreement, which you can return with a check. Or you can call with a credit card number and be absolutely certain to get the rental. Our policy is the first one in with the deposit gets the reservation.

Are Pets or Smoking Allowed?
All of our vacation rentals are NON SMOKING residences. MOST PROPERTY OWNERS DO NOT ALLOW OR ACCEPT PETS. Failure to comply with this rule can result in the loss of your deposit.

How do I qualify to rent from A.G. Davi?
A.G. Davi will run a credit check and also need two references.

What forms of payment do you accept?
All rates quoted by A.G. DAVI, Ltd. are amounts payable by cash, check and money order and credit cards paid through our Pay Pal merchant account (credit cards are subject to a 2.9% fee). We don’t accept personal checks unless reservation is more than 30 day’s from date of occupancy.

How is the total cost of our stay calculated?
The total cost of your stay is calculated by adding the rental rate plus the Transient Occupancy Tax (10.5%), Housekeeping charge (between $100-$500 depending on the property) and the security deposit.  The security deposit is fully refundable (subject to reservation cancellation charges or damages).

Example:

Rental Rate      $2,000.00

Housekeeping  $100.00 - 500.00

TOT Tax          $220.50 – 262.50

Security Dep    $250.00

Total                $2,570.50 - $3,012.50

 

What is T.O.T. (Transient Occupancy Tax)?
The transient Occupancy Tax is a tax imposed by the City.  Every property that is rented for 30 (thirty) days or less is subject to this tax.  The tax rate is 10.5% All Hotels, Motels and private properties are subject to this tax.

What is your cancellation policy?
This is normally spelled out in the lease but in general the final payment is due 60 days prior to rental.  The reservation fee is normally refundable up to 60 days in advance of rental.  Only 50% refundable from 30 to 60 days. Non – refundable within 30 days of rental.  Once cancelled if owner is able to rent the property out during the same dates than the full amount is refunded less owner costs associated with rental.  Some properties have more restrictive policies.

What is your return policy on the security deposit?
All deposits are refunded within 21 days of your departure.

What is your check in and check out time?
Check-in time: (12PM-5PM) Guest will check-in and pick up keys at A.G. Davi Real Estate office at 484-D Washington St., Monterey, CA 93940 during normal office hours 12:00PM - 5:00PM Monday through Friday. If a guest is to arrive after 5:00PM, call for special instructions for picking up your keys.

Do you allow weddings, receptions, or parties?
Only in specific special properties.  Please not that fire codes and neighborhood agreements may not allow these types of events.

What are your high season dates?
Our high season dates are June through October and all holidays.

What are your holiday dates?
Holidays are Christmas, New Years, Easter and Thanksgiving.  Rentals are not available on a daily basis during holidays.  Holiday dates are 12/2-12/29 for Christmas.  12/29-1/5 for New Years.  Holiday dates vary for Thanksgiving & Easter.  Please call our office for information.

Q&A’S for Owners

What are some of the services you provide for vacation rental owners?
A vacation rental team member will help guide you in preparing your home for vacation rental, This will include providing a template for a guide to your home, recommending supplies and how to organize your home to maximize rental income and the potential of a return visit. 

Our vacation rental team members are California Licensed Realtors® 9ecommend and discuss rental rates, advise on deposits, utility costs, telephone service, TV service, Internet, decorations etc.

Print advertisements drive potential renters to our website where your home will be Advertised. 

Your home will also be advertised on multiple other sites to obtain maximum exposure.

Handle all telephone calls from prospective renters.

Represent you to find the most appropriate match for your home and help negotiate the best possible price and terms

Screening applicants: includes credit and references.

Prepare lease agreement, addendums and disclosures.  Obtain signatures on the appropriate documents.

Collect and Hold security deposits in a Department of Real Estate regulated trust account

Provide a detailed accounting to Owner on a monthly basis along with owners check.

Arrange for tenants check in and provide convenient after hours check-in

Arrange minor/emergency repairs and maintenance

Arrange cleaning before, after and during rental

Restock basic necessities between tenants

Inspect property before and after rental, make any necessary deposit reductions and return balance to tenant

Confirm inventory after each tenant leaves.

Follow up contact with your tenant asking for information about ways to improve the rental experience as well as electronic and mail marketing to encourage a return visit.

A.G. Davi handles all aspects of accommodating tenants; we make all of the arrangements and are your tenant’s only contact.  We have emergency services available 24 hours a day.

A.G. Davi acts as the property manager for your property this includes arranging for repairs and services at your home as well as inspection of gardening and payment of recurring bills at your discretion.

What is your fee?
A.G. Davi charges 20% commission on all rentals placed in the home.  There is also a set up fee of $500.00

In what areas do you service vacation rentals?
We service vacation rentals in Pebble Beach, Carmel, Pacific Grove, Monterey, Carmel Valley and along Highway 68.

How do I collect my rental revenue?
Owners will receive a statement with check by the 10th of the following month.

Do I need alternate insurance?
All owners will need to have adequate liability and property damage insurance.  A.G. Davi requires that we have a current copy of your insurance policy on file and that A.G. Davi is named additional insured on your policy.

Does A.G. Davi screen tenants?
Yes we do screen tenants; screening includes a credit check (at cost of potential tenant) and 2 references.

How often can I use my property for personal use?
We are flexible in working with our owner’s scheduling.  With advance notice, we will block off any requested dates for the owner’s use.  If there are executed contracts, we urge our owners to honor any and all executed contracts between A.G. Davi and the tenant.

What utilities am I responsible for? 
All owners pay for gardening services of their property, water, garbage, sewer, cable, telephone, Internet (optional), any other upkeep services to maintain the home.   Extensive utility use may be passed onto the tenant.  Owners may

What is your minimum stay for on and off-season?
Most rentals require a minimum of 7 to 30 days.

How soon can I expect to get my property rented?
A.G. Davi cannot guarantee when a property will be rented or how long it will take.

Do I need to use your rental agreement?
No. When and if we have a tenant with a serious proposal our office will provide you a ready to execute rental contract that you should review with your attorney and revise as necessary. Once approved by your legal advisor the rental agreement will be forwarded to Tenant for review and possible revision or discussion. We can provide a short or long form depending on home and Owners preference. The Owner is welcome to use their own lease if preferred.

Can you help us outfit our home for vacation rental?
Our office can advise you but we don’t do the actual shopping for toiletries, linens decorations etc. We are aware of independent contractors who will do this for you. Call and ask us for a name and number.

My home is for sale – should I rent it out as Vacation Rental?
This is a great idea but I caution you that the home needs to be more than staged. It needs to be ready to live in and fully decorated. From art on the walls to several types of glassware.
